I know the neighborhood, had friends that lived there and looked at a couple of houses.

It's one of the older masterplanned communities, well within the city at this point.  I guess there's golf but it's not really a destination for it, as courses go it's on the low-end at this point and serves either the neighborhood or those looking for an inexpensive round.  At least as much of the artificial lakes' shores are surrounded by homes as by golf course.  There's no marina, but houses on the shore have small piers in most cases and there's a boat ramp for those residents that don't have shore access if they want to place something incredibly low-powered on the water for the day.  It has a few fountains.  The lakes are not interconnected, so if there's a road in the way then one cannot naturally go from one lake to another.

The neighborhood is definitely in-decline.  A small resort-hotel in the area that had originally be the spring-training home of a baseball team had lost that many years back and turned into borderline-indigent housing before a murder on the grounds led to the little business that had remained drying up, and most of the local shopping has closed.  Families aged-out and the local elementary school closed to being a general-education campus and is now home to a small magnet program operated by the school district, and the number of renters has gone up.

The HOA as an older one actually isn't too horribly expensive or especially abusive, it's probably the only real reason why the place hasn't gone further downhill.  Residents can only let their houses get so out-of-sorts.  They don't police things like paint color, plant maturity, yard landscaping type, but they do seem to want residents to keep the houses in good repair and the yards tidy.

But it's definitely not in its heyday.
