Abandoned malls make good locations to develop into apartment complexes. They already have all the major infrastructure leading up to the site. Put some new retail in on one edge, just enough to fit the remaining tenants.

Weird story - why is it going to auction?  It doesn't look like its abandoned.

In June, Brookwood purchased the mall from Simon Property Group spinoff Washington Prime Group for $27.5 million. Washington Prime filed for bankruptcy in the midst of the pandemic.
Brookwood worked to bring close to 30 new stores and kiosks to the mall in recent months. They include discount retailer Bin Mayhem, which opened last month, and nontraditional tenants such as a medical academy for those training to become phlebotomy technicians.
The auction listing says the mall was 72% occupied as of Nov. 9.
Last month, Brookwood executives confirmed that the mall was 90% to 95% occupied, including signed leases for tenants that hadn't moved in yet. Only four units were still vacant. This doesn't include the anchor tenants that are owned by separate entities, such as the empty Sears store, which has been vacant since 2018.
The real estate listing also mentions a project for "a proposed 287 apartments covering about 63% of the mall." However, the city has not received an official proposal for an apartment development.


Sounds like Brookwood tried to do the equivalent of a home flip.  Buy an older mall, throw some of that "mixed use, non-traditional" flair and see if you can get more for it.  Sears owning their anchor properties has farked a lot of smaller malls - if there are only 2-3 anchors, and one of those is a dead sears, that's basically gangrene in one "arm" of the structure.  

Malls in general seem to have gone two ways.  If they're bigger, they have enough anchors and specialty retailers (Apple, Container Store, Crate & Barrel, Peloton, Eddie Bauer, Dave & Busters, a theater, etc.) to deal with the implosion of Sears as an anchor, they're probably thriving - that's if they even had a Sears in the first place.  It's the smaller ones... if your mall is JC Penny on one end, a Sears corpse on the other, and an Orange Julius in the middle with an aggressive Israeli merchant peddling dead sea salt lotion at a kiosk, chances are it's failing.

Funny... In the 60's and 70's, some outdoor shopping centers built a roof and made themselves into indoor malls to follow the mall trend.  Now, we're seeing some of these indoor malls peeling their roofs and adding residential construction to try to be "Towne Centres"

This is probably the Minneapolis metro's third most viable mall.  I was in this one last month and I would guess it is still minimally profitable and not sad with vacancies.

It's not at all. Macy's, Barnes and Noble, and Kohls are usually always busy -- drove by on Thanksgiving weekend and it was packed. It has lost a Sears (as has everyone else), but in general is not a ghost town. I used to be there often for work and the food court was always packed pre-pandemic. Even some local (often Hmong-owned) stores and local game-shops. I grabbed a Bubble Tea when I was there last time.

Yeah, it was probably a failed flip. It's by no means a dead mall, hopefully it gets a good buyer who is interested in keeping it going.

Good old Northridge mall.  It didn't fair too well in the 94 quake.  It was doing okay when I left LA around 2000. Sad to see it in this condition.

I love walking around in half dead malls, of which my town had a few. Usually there's one end of the mall that's more lively than the other, so in the half dead end, you'll find some really weird stores where they look at you, like you're a drifter who walked into an old western town. Usually a slot machine store, and a phone repair is always present in the dead end.

That's harder than it sounds.  Many malls don't have plumbing connections for individual stores, and even fewer would have hot water lines, so dozens of new water lines and sanitary mains would have to be added to make them into apartments.

HVAC is even more difficult: malls typically supply heat and a/c to all spaces collectively, and HVAC systems would have to be torn out almost entirely to create systems where each apartment owner had independent thermostat control.  And there are many health codes that require independent ventilation for living spaces to avoid things like spreading Covid through air ducts, and malls aren't designed that way.  A complete HVAC retrofit doesn't sound like it's all that difficult, but it's actually a massive -- and massively expensive -- undertaking.

Add in the need for separate electrical and water metering, differences in code requirements for residential vs. commercial spaces, the general shoddiness of mall construction, and various other obstacles and you'd come to the conclusion that it's much easier and much cheaper to bulldoze the existing mall and build a new structure that is designed from the ground up to work for residential living.  It might (but doesn't always) make sense from a site planning perspective to repurpose an old mall into apartments, keeping existing grading and paving and storm drainage features, but it rarely makes sense to keep the building itself.

No, they don't. Nothing about the construction of a mall lends itself to be easily converted to residential use.

You've got my point sideways. No, you tear down the old building. You have water and sewer mains leading up to the property so you don't have to sort those out. That can be half the expense in building something new.

/csb A close friend was once a project manager for a large charity organization whose name rhymes with Rabbit Hat for Humanity. They were installing mailboxes for homeless in accessible locations - the reason was because homeless need to get mail somewhere; for instance when they fill out job applications. One may not discriminate against them for being homeless but one may -very well- throw out their application if there is no address listed. So they were giving them addresses to help with the jobless portion of homeless.

Until they started having drugs sent to them.

Then the city shut it all down.
