Where, in the entire English speaking world, do people refer to rent collectors as beneficiaries?
Beyond that, he's more of a tax collector, and the same question. Nobody calls them beneficiaries.

I do. I'm a landlord for several homes and my contracts are legally binding. Beneficiaries are a legal term for people like me who collect rent.
