Lol you think builders are going to readjust the prices to reflect actual market costs??
Lol no.
Whatever the market high cost of lumber was, is the price they're going to use to calculate the home building costs even if lumber is being given away for free.
Gotta grease those pockets at all costs.

I hope I see a 4 x 8 sheet of 3/4 inch plywood go for $14 again before I die.

Commodity (wheat / grains) bubble in the 00s doubled the price of a slice of pizza. Bubble popped, pizza still the same.

If you are going to do construction on your house, GC the job yourself and order your own lumber.

Nono.  Thank god because I need to finish my home renovation and my GC was holding off on buying the plywood for my attic floor.

Getting closer to it.   The home despot web site has 11/32 for $18.

Have a few projects I wanted to build.  Keep some fencing I replaced last year and will still likely use the reclaimed treated 4x4 and such.

"What's wrong with lumber? I own two lumberyards."
"I notice you don't spend much time there."
"I'm not sure where they are, exactly."

We had some work done upstairs after lumber prices fell a bit. This wouldn't have affected our costs very much since most of our cost was labor.

11/32 isn't even half inch.

3/4 Sheathing is still over $40 in my neck of the woods. The rest you can find is 18mm or 23/32 a.k.a. "Not quite 3/4""

$72 CAD ($57 USD) for a 3/4" sheet here, and the farking stuff is made in town.

I know, but even that was well over $25/30 or so recently.  Has not come back down as far yet, but hopefully will get there.

It's $30.86 at my local Home Depot.

I've been building this and that with broken up pallets this past summer. Good to hear about the price @ HD.

Yeah, article is full of shiat.

It quotes an 8' framing 2x4 at $3.95 being the before pricing. Wrong. Those framing 2x4s cost me $2.22 each in the fall before Covid. Prices are still about 75% higher than before. Just because they aren't 500% higher doesn't mean 75% higher is back to normal.

Crap didn't notice the .CA in the URL, so their prices are in Loonies. Checked Homedepot.com. My local price for framing 2x4s are $3.48. It needs to drop an additional 30% to get back to normal.

I believe 23/32 T&G OSB is minimum code for sub-floors. Usually much easier to find then 3/4.
