Upon divorcing her husband of 14 years, Beth snatched up the home and began the extensive remodel, all the while living on the premises with her three kids, three dogs and "persnickety" rabbit.

I'm going to go out on a limb here and guess she absolutely took him to the cleaner's in the divorce proceedings.

It's a mile from my new house.

The house is near a busy intersection, so there is traffic most of the time. If you hike, Sope Creek/Papermill trailhead is around the corner and down the hill. There are two decent golf courses nearby.

It's one of the better modern Mediterranean designs I've seen. But honestly, it isn't my style.

Zillow is telling me the house sold for 525,000 in 2008 and that the owner has been trying to sell it and then pulling the listing for four years.  The last time was in 2019 at $2,000,000 and it wouldn't sell.  There is no way it will sell for $2.6M.

The owner thinks the neighborhood is hotter than it is. It isn't Brookhaven or Buckhead.

To get to East, you have to go over the river. But West Palisades/ Rottenwood loop is almost as good. Hard to believe there is a medieval forest at the base of I-75.

Whoever convinced Jimmy Carter to preserve the properties was a genius.

nope. i'm not even sure why you thought would.  i mean, i don't even know you. why the fark are you asking me if want to buy some random house?   you don't know me. you don't know what i've been through.  all my wife and i ever wanted was to get a home and raise a family but she died in childbirth and i lost her and the twins. every night i see all three of them, at the funeral, together in the coffin.  it was all i could do not to climb in with them.  i wanted to die. i begged god to kill me so i could be free of the pain and when they lowered that coffin into the ground all i could think of was them, in the cold, wet and dark, moldering away until there was nothing left.

it took me years to pull my shattered soul back together and summon the strength even start to interact with society and you show up and throw my lost dreams back in my face.  you sonofabiatch. i hope you get cancer.

Give it a year or two for the debt market to collapse and it takes housing down with it.  It'll go for a fraction of that.

Real estate is stupid insane right now.
