"They are trying to capitalise on the deaths of tens of thousands of people, the illness of many, many more and not to mention people who have lost their jobs, or their livelihood."

"Personally I think it is disgusting, soulless behaviour."

I am getting a kick.  RE in the Boston area is brutally expensive.  I openly admit to following dilapidated homes with elderly residents when I was looking to buy, and even checked out a murder house.
The issue with estate home sales is that the farkin kids already picked out their porsche/corvette/power boat and will bleed you to passing out on the price for a POS house.  Then the home needs a new roof, paint, kitchen, floors redone, all plumbing and electric on top of that.
Of course the developers/contractors who sell new or total rehab homes or worse, flippers will demand an arm, leg, kidney, lung, and your first two kids as slaves.
Seriously, who TF can afford a $1M home in 2021?

Real estate agents are garbage. I had some clown tell me when I was doing a work relocation that tens of thousands of contracted but never delivered upon by the seller structural renovations were my responsibility since the seller refused to pay and I shouldn't have waited until the last day to do the final walk though.

Uhhh wat?

/Her broker ended up reimbursing me in full

Libertarianism is a hoax.
it's just extreme capitalism in a cheap Halloween mask.

Besides, I'm waiting for the silver tsunami 5 years or so from now when the bulk of baby boomers finally die when they reach the end of their average life expectancy. 25% of all U.S. real estate is expected to hit the market, causing a price collapse.

Which is why existing builders aren't constructing new houses; they know the surplus is coming.

Mortgage rates are low! You should reach! Don't worry, that 8.4%/year property value increase will continue forever!

Last April, one of the local up-and-coming real estate firms was sending out fliers w/ a bunch of their young-ish, attractive-ish, cosmopolitan agents, smiling, saying "we want to help our neighbors, especially our treasured elders! Our agents will help w/ grocery shopping and delivery, restaurant take out, and small chores! We value our senior members of the community!" Upbeat, positive, good for them. It took me two seconds to think, "they're just scoping out where the potential future supply is when these folks drop dead." But I'm a cynical asshole. At least the local firm didn't farking say the bad part out loud like a total idiot.

This is SOP for Anglo-American-style Capitalism (Never Let A Crisis Go To Waste!!!), but yes, let's make it seem like the aberration of one English realtor.

Hmm. Sounds like one of my real estate campaigns:

"People are dying to find a house like yours to buy. Call me today to discuss the options" ...

Two and a half years ago, the town I grew up in (Paradise, California) was burned to the ground. My mom still lives there and has become a realtor with a conscience, and is helping the town become better.

I now live on the other side of the world, have a "menial" but well paying (and secure) job and have recently wondered if I might be able to afford my own home.

I would rather continue to rent my apartment than move into a home that people were forced to vacate because of the current pandemic/state of economic affairs

From what I could read in the picture they didn't come close to saying, "Old people died, buy their houses" which is what I expected. You shouldn't say that out loud, let alone in print, but it's true.

There will be no surplus, unless we get a black death type plague. Populations have kept increasing, so not only are there enough people to replace the boomers who die, there's more.

I lived in the UK about 25 years ago now... nice to see the estate agents are still being a class act! LoL

Only thing worse than the estate agents were the fricking recruiters... such a joke it all was.

We're also getting more billionaires with multiple summer homes, overseas real estate investors who have never set foot in the country, and plain ol' abandoned property that refuses to be sold for anything less than a million bucks.

Here in Prague, buildings are still being privatized 30 years after the fall of communism. It's common(ish) to pay the special privatization price on behalf of the elderly inhabitant plus some cash on top, plus let them stay in their place until they pass. Because then you end up with a historic flat in old told prague for half the going market rate.

Nonsense.

1) New resi construction was up 7% 2019-2020 (pdf)

2) The oldest boomers are 75, the actuarial life expectancy for a 75 year old woman is 12.97 years

3) The pattern of development favoured in the 1990s isn't popular with younger buyers

4) Some markets (I'm looking at you, California) have batshiat crazy tax laws that both reduce city revenues and dissuade older people from selling

I could go on, but you get the point.

Homes sell for (a) what the market demands and (b) somo above what it costs to build one.

Builders can't build fast enough because they most a lot labor in 2008. Those people found different jobs. Good land close enough to infrastructure is harder to find. The market isn't going to collapse.
