Ok, that addresses one of airbnbs problems.

Doesn't stop all the property off the market because they are mini hotels.

Technically, but many agencies will rent to someone under 25 if they pay a heap of extra fees.

My vrbo client vets and actually speaks with the renters, she can spot a bullshiatting kid with just a couple of questions, she's really good at it. The neighbors are full time and immediately report misbehavior to her and myself. i personally check the renters into the house. Which means the renters are usually families with kids, which eliminates the yahoo house party crowd, and that helps to keep the house (very nice high end lakefront) in nice condition, and keeps the neighborhood quiet and happy...

I never understood this since your insurance typically covers rentals as well. Seems like the only requirement should be to require the supplemental (ie. rip off) insurance for younger renters.

We have (or had) at least one club/bar in my city where you had to be 25 to get in. Serious dress code, too.
