Talk about curb appeal and then that's it. The back was fugly with the extra balcony and don't get me started on the decorating and carpeted floors. $2.35M? biatch please, I can't imagine how bad it looked before it was staged for sale.

I mean look at that:

Meh.  Call me when they list Jay and Gloria's house.

2014-03-20 09:55:12 AM
The property includes 4 bedrooms, 4.5 bathrooms, 2,792 square feet, and features a gourmet kitchen with Viking range, mahogany hardwood floors, fireplace, balconies, and beautiful landscaping. It's listed for $2.35 million.

I know location location or whatever, but my house is bigger than this one, with more bedrooms, for less than a sixth of the price, and no funky TV contracts.

There are some residuals on the walls, though.

Call them "custom wall treatments" and bump up your asking price.

Nothing about residuals. If residuals were involved you'd have to figure out the cost vs the fact the show is in syndication.

few months ago i stayed with friends in a 900 sq feet house about 1/4 mile from the BART in Oakland.  Not shady Oakland, it was actually pretty nice.  anyways, they said they were looking to sell.  I later zillow'd the house.  800K.  and no disrespect to my gracious hosts, but....800K?

california is pretty terrible.  my uncle is leaving in part because of how much he can sell for (Rancho Cucamonga) versus what that will get him in arizona.

2014-03-20 11:03:25 AM
The house is used for all exterior shots of the Dunphy abode, while interior shots take place on a set at ABC studios.

The important part here...

This goes along with it...

...note that the current homeowner gets paid by ABC each time his home is filmed, and the new buyer has the option to maintain the same deal.

All they have to do is say that they have enough footage for exteriors, never shoot the house again, and you don't get any money. It doesn't say 'each time the house is used in a shot', just 'each time it's filmed'. Someone's gonna be in for a surprise when their $2.5 million house doesn't being them a lick of revenue.

2014-03-20 11:04:00 AM
And that is why I will never be able to move home to California.  Our place is about the same size, too, 1/10th the price.  I'd probably have to live in a 300sf cottage in the ghetto for that price.

I worked with a guy who lived in San Clemente, CA.  He was going to retire in a few years (so, probably by now), sell his house, and move back to Michigan.

Cursory look at the houses in San Clemente doesn't net anything under $500K, and his house was fairly nice.  He can probably get a 2 story 5 bedroom on 100 acres for $100K in Michigan easily (depending on the area).

Residuals?  I don't think that word means what you think it means.

Getting paid each time the house is filmed != residuals.  Getting paid each time the house is shown, even in reruns, syndication, and sales = residuals.

I don't watch the show (criminal, perhaps), but if it's like most shows, they probably don't film the outside of the house very often.  A few different shots of the house in various weather and seasonal conditions, repeated if the plot of the show creates any kind of change to the exterior, and any time the plot takes cast members into the yard.  That's not going to generate a whole lot of returns for additional shots, especially since the show has already been on the air for a while.

Welcome to a Developers Special(c).

Any cosmetics are spent on two to three details that look good in a front elevation photo listing. They may even spring for brick veneer on the front.

Wal around back, and its a vinyl sided shoebox with glue-on balconies/decks, cheap Home Depot windows, and poured concrete patios.

Inside it usually the same. Kitchen gets any extra budget fluff for SS appliances and granite, but the rest of the rooms are standard 8'0 ceilings with engineered wood floor on the first floor, carpet upstairs, and the cheapest wood trim for door and window frames that can be bought.

And of course, quantity > quality, so you get a lot of useless spaces like "Bonus rooms" that have no real function but boost up the SqFt number in the listing.

Not for nothing but the homeowner wouldn't get per-episode residuals. They'd get a location fee any time the production company needed to shoot at the house. Rather big difference.

West LA -- i know this could be Deadhead heresy to some -- bores the crap out of me.  never cared for it.  than and Tennessee Jed i just thought completely sucked the energy out of a show.

if you dig the tune, search for David Hidalgo's cover, or perhaps it was the full Lobos contingent, from 2-3 years ago.  a fairly conservative version (meaning, no particular risks or wildly creative interpretation) but with a nice vibe. I forget if it was a covers album or just popped up on an album, but worth a listen.

just got a very, very nice matrix of 3/29/90 (as you probably know, perhaps the best ever Branford Marsalis sit-in, with 9/10/91  a tight second).  it should still be on etree.  if not and you want it let me know.

I tend to agree with you.  Anything that Los Lobos does is good in my book.  I've seen them quite a few times and made friends with the sound board crew when they played The Forum a few years back.  Got to visit the guys in their hotel rooms and got to pop out from behind the stage to head back to the soundboard just before the show started.  I actually got applause because they thought the show was starting.  I still have that DAT somewhere.

That matrix is actually, physically stuck in my Clarion CD player in my Subaru ever since I gave it a static zap one night in NYC.  We did a couple of nights at the Beacon with Bobby (Ratdog)  It won''t eject at all, but still plays.  I removed my faceplate in the parking garage and it went POP.  I've been listening to it for years now.

Those were the days, I tell ya!

Granted I live in rural missouri (but within reasonable distance of KC), but that sort of home costs about $200K.  If you include 25 acres and outbuildings, and woods and ponds.

Dude, now I sort of want to go look at this house, it's in our price range.

This is again all about location. If your greater than 3000 sq foot house was in Paoli, Berwyn in the Conestoga school district, you'd easily net greater than 500k for it.

Tried to buy a house in Conestoga and was being outbid by 50-60k. Saw a house I loved near Conestoga (1700 sq ft) in good shape. I bid 400k and it sold for 465k.

Settled in West Chester right over the Malvern line.
