I've actually been to Circle, and it's WAY more remote than Buttfark.

Yeah - but sell it as a clothing optional hot springs where folks can go au natural. Sure, you'll end up with mostly fatties and old people walking around, but if you're able to get clever with the marketing, you can have hottie weeks.

Even says so in the listing: "Buyer will need a Million $ plus to renovate after closing..."
I'm glad there are honest realtors out there :-)

On a good note: "No property taxes as it's outside of an official taxing district."


You'd probably have to make your year's worth of profit within a rather short amount of time. I've spent a winter in the area north of Fairbanks and I somehow think that it doesn't attract that many tourists for a good portion of the year.

The place is called Circle because it's on the bottom of the Arctic Circle--or close enough, anyway. You could market the hell out of that. But it's a very short season. I don't care how nice it sounds, few people would want to go north of Fairbanks most of the year.

Hubby and I live in Fairbanks. We spent one Christmas at this place about 10 years ago. Makes me sad that it is closed. Hope someone can buy it and open it up again. Nothing like sitting in the pool at 20 below.

Permafrost. Not much.


Went on a hike while there and saw a little stream running - with steaming hot water. With the hot spring running under the area, I don't think it is all permafrost.

I think I've been there, well maybe not this exact hot-spring, but this was taken in a hot-spring in Fairbanks.

(sorry for the shiatty quality but it was really hard to get a decent picture)

Really awesome place, but I dunno about maintaining a place like that. It can get a bit chilly. Although it is pretty surreal standing in 100 degree plus water while there is snow falling on your head.

Yeah, went there a couple times as a kid.

Best part was swimming in the springs when it was 20 below zero. Swim in the hot springs, stand up and start shivering, then back to swimming in the hot springs.

Careful with long hair, though. If you go underwater then stand up, your hair can freeze so completely that it can snap like a twig.

Great place. Stays plenty warm in those rooms with the fur blankets. Wife and I thought about overnighting in there.
