Also, that kitchen is in serious need of some updates, and the bathrooms could use a remodel as well. What you've got here is a $5 million fixer-upper.

Do they have the right photograph? I would've guessed half the square footage they listed.

Also, five million dollars? Take away the meticulously maintained pool and it looks like one of those places you'd find on the edge of a trailer park. I suppose it could be tied up in property value, since Pacific Palisades is a decent area, but it's no Beverly Hills.

Kitchen is really in need, I think the layout is fine but all the cabinetry/countertops needs to be yanked and replaced. I wouldn't be thrilled about the big-ass round vents in the ceiling either, for 5mil I'd want those gone and the can lights either made significantly smaller or deleted altogether. All-in-all, some serious work if they are serious about the 5M price, although I have a feeling the view plus the previous owners plays a lot into their price point.

I like the kitchen; it's all space-agey. I'd change the cooktop and the countertops (slate or concrete would keep it feeling midcentury), but I'd keep the cabinets and hardware.

Fill that house with Danish modern furniture, and it's still pretty fab.

I always considered tony to be a word that maybe people say in in some other place that I don't live.  I don't think I've ever heard anyone use it in real-life.  Perhaps my community isn't tony enough.
