According to this, Perkins said it wasn't because he was unavailable but Hitchcock deliberately used someone else because he was afraid Perkins' thin silhouette, even faceless in drag, was identifiable enough to ruin the whodunit.

Oh, and "manipulating the mortgage." But he also thinks mom is still alive.
