WTF. Why are people still worried about the behavior of their neighbors etc... and property values. That is a 1990's mindset.
What lowers property values is the neighbor who loses his job and has the house foreclosed. All those stupid restricted covenants did not help in the slightest and a lot of people were complete asses for no better outcome.

I had a good idea to piss off my neighbors. Paint racing flames on one end of my house. Only thing is my house is brick and my neighbors are okay.

Blah blah blah, unless you're house flipping, why the hell would you care about your day to day "property value"? If you're buying a house to live in it, just buy it and forget about whatever it's worth. If you're buying a house as an "investment" then fark you--you're part of why poor people like me are still priced out.

One of many reasons I rent. If I've got a nasty neighbor there is recourse to get them kicked out or have their lease not available for renewal, which I've done (with the help of other neighbors) with a nasty drunkard/junkie neighbor. If you own a house there isn't much you can do.

Dogs that live in the fenced yard near-opposite me across the alley are welcome to bark all they want because they bark only at "intruders" walking along there. They just say Hey, man, how's it going? (in dogspeak) to me.

But the house next to mine will be on the market soon, and I dread thinking that a pit-bull owner might move in.

Let's see....

Life can be unexpected. It's entirely possible that something unlikely will happen and cause you to want or need to relocate. If the value of your home is more than what you owe, that ensures your financial ability to move without losing large sums of money/declaring bankruptcy.

Your house is still an asset. For most people, it's the largest asset they have. There are times when, even with no intention of profiting from buying or selling your house/no intention of moving that people need credit. Maybe you want to start a business or build an addition or cover large unexpected costs. The value of your home is a huge factor in your ability to do so.

And finally (and most importantly) property value isn't an isolated number on a piece of paper. It's a reflection of how desirable your house is. Most people like quiet neighbours and, presumably, you are like most people. If a crack dealer moves in next door, it lowers your property value; but it also lowers your ability to enjoy your home. Your nice yard isn't so nice when it's littered with your neighbour's trash. Your bedroom isn't so comfortable when you can't sleep because your neighbours are throwing a house party.

Also, flippers, care very little about outside factors like neighbours. The idea is that they are going to buy a house and sell it in 30-60 days. Generally speaking, that's not enough time for a new neighbour to move in and make the place more trashy than it already is. If you buy a flip with a trashy neighbour, you'll get a better price and when you sell it, you'll get a worse price; but it's essentially a wash.

I'd rather have an obnoxious neighbor than live in a HOA. Your chance of having an asshole neighbor is actually pretty low. The chances of having an HOA board run by control freaks is much higher.

Agreed - I couldn't contemplate living under the rule of an HOA. I've lived near some obnoxious people, but at the end of the day I can ignore them. You can't ignore an HOA, and the idea that I could actually lose my house or condo because of the actions of an HOA is reprehensible.

Neighbor painted his house hot pink a couple of years ago. I mean, this was the same color as a woman's leotard. I didn't care as A) not my business and B) it's on the side of my property where my garage is so I never had to look at it anyway.

But oh. My. God. did the rest of the neighbors have an issue with it. After 2 weeks of asking him to repaint (and being told to fark off) they formed a lynch mob one Saturday morning and DEMANDED he do something about it.

House is now a subdued dark blue and neighbor has since moved away.

Have a rental property in a sketchy neighborhood w/an AH neighbor w/pitbull that liked to attack the fence whenever someone walked by. He wouldn't do anything about it claiming, "That's what dogs do" as his excuse. His wife was hot as hell iirc.
I finished the rehabbing and forgot all about him and let the prop manager fill it w/new tenants. Mgr. mentioned something about said neighbor that sounded totally out of character so I asked about the pitbull guy.
He said he was in prison and she was dead.
Turns out he killed is wife.
Not sure if it happened in the house.

Some how the board of the HOA at my condo bldg. have invited themselves over to my place to have an informal get to know your neighbors meeting.

I don't even own the condo I am living in. I rent it.

Maybe it is an elaborate ruse to get free booze and food. You can never trust these retirees.

I had neighbors in the early 60s that were into making porn; he had a job in the film lab at Chance-Vought in Dallas so he had access to all the equipment. I remember he was a little odd, but very quiet; his wife wore sunglasses a lot and hardly ever left the house which had aluminum foil taped to the insides of the windows.

I've always wanted to see whatever films they made.

The thing about HOA fees is that they cover all the exterior maintenance of the condo buildings, outbuildings, landscaping, parking areas, parking structures and so on. It often covers liability insurance.

199 per month is nothing. I have owned several houses and basically budget about 5K per year on fixing things.

If you buy a house don't live anywhere near a school or church. People block your driveway and then get all snippy about it because they are somehow Noble for dropping off their brats at school or going to talk to their imaginary friend.
