This was done in 2006 when there were a lot of shady appraisers and home inspectors around. Also, the market for mansions is different than the market for regular houses. I dunno why, but people trust rich folk a lot more than the poor folk when it comes to honesty.

I'm no lawyer (or realtor) but I think if they sellers knew there were problems but failed to disclose them he might have a case. The tricky part would be proving the sellers knew the problem(s) existed.

I'm surprised he lives in Louisville and not along US-60 out towards Shelbyville. Some of those homes are ridiculous.

And is it me, or is the official state sport of Kentucky cutting your grass with a riding lawnmower?

Still, thats his fault. Unless they have paperwork documenting that they ignored or didnt disclose damage to the house then there is nothing they can sue for and the case will be dismissed.

I'm just taking a break from calling around to local home inspectors, so of course I had to click this link.

I've got many, many pages in the contract including dozens of signatures that make it abundantly clear that it's entirely my responsibility to come up with any defects. I also wrote it into the contract that the sale was dependent upon the outcome of the inspection, which is why I'm being so nitpicky about making sure I get the right inspector.

Unless all these contracts (so, so many forms) are unenforceable, he'd be better off calling a contractor than a lawyer.

Different states have varying disclosure laws. In my state, sellers must disclose any known defects by law - but, as you stated, you would have to prove that they knew about the problem if you find it later. Inspections here usually cost less than $400, so I can't believe The Greatest couldn't afford one on his purchase.
