When I used to work down there, the Maritime Hotel was a homeless shelter. They did do a good job with that building.

Yeah, it was Covenant House for runaway kids to be more specific - until they found out the the dude (I think he may have been a cardinal) that was running the place was a pedo.

Thanks. I can kinda see the look they're going for, but it all just smacks of trying too hard. It would be a fun place to stay for a day or two, but not really a place to live in. YMMV.

Living in a submarine in New York City is a nice idea but it's sad that all of your neighbors are under water. I'd sooner live on a floating island over Central Park. The views are magnificent from just above, well, any thing ....

You would have to deal with marina fees, but you have the option to move at any time; takes about 10 minutes to up anchor and get away. Marinas know this, and keep their fees competitive.

Fuel costs, while high, would not necessarily be worse than New York property taxes. You are also stuck with New York Income Tax, about 10%, and City Income Tax, about 3%. Up anchor and move, and you save all the above. It would probably cost the same, or cheaper.

I am at the point where I think these bad times are permanent, and smart people need to think about being able to bug-out if it gets too hairy.
