Cool Story time: When I went to the big island of Hawaii I got to look into a skylight down onto an active lava tube. Within this enclosed conduit the lava was flowing quite fast- almost as fast as someone could run, maybe? It was hard to tell because the hole we were looking through was only a meter or two wide. I imagine the velocity slows down once it erupts onto the surface, but I don't know how much.

Feel bad for this guy, though. Good for him for sticking it out, but probably time to leave!

Some advice for potential land buyers- the whole southeastern part of the big island is a high risk environment. There are a lot of active vents that could send a flow your way, and much of the area is made of crappy rock that is heavily faulted and prone to subsidence. Its really a question of weather a landslide or lava flow will get you first.

I saw a show on Discovery channel one time about a guy doing volcano research. When it was time for his lunch break he got a Hot Pocket out of his backpack, wrapped it in foil and just put it on the ground by where he was working. A couple minutes later he picked it back up, unwrapped, took a bite of it and you could see steam coming out of it. He must've had really good shoes.
