I heard from a Tfer that HOA's are all over Arizona, and that it's pretty much impossible to build new neighborhoods without one, because the municipalities aren't willing to pay for roads that dumbasses that are part of HOA's could be paying for.

Are they right?

Find me a new home in the DC/Baltimore area convenient to I95 that isn't in an HOA and I will GLADLY buy it. But since I want a house that's newer than 35 years old, and since I want a house that is convenient to where I work, I really don't have much of a choice.

When my roommate moved into this house, the subdivision wasn't complete yet and the house had just been finished. He was provided with a temporary deed restriction and homeowner's agreement. It was about six pages long, and he was told that he'd get a copy of the final document when it was finalized.

Six months later, long after he'd moved into the house, he received his amended copy of the agreement. It was an inch thick, and he was told that, since he'd already signed the original document, this one was binding as well.

He was somewhat less than pleased.

On top of all that, the so-called HOA includes no members of this community. They're a property management corporation in Michigan. They also give themselves raises every year.

Sorry, but I don't think people move into a gated compound like Stonebriar without having some intention of 'getting away from those kind of people'. True, sometimes they are astonished to find out that they are 'those kind of people' to their neighbors.

Theoretically, they keep property values from decreasing. But they have odd notions of what causes a property to decrease in value.

I live on a private road, so I pretty much have to have an HOA. There are four properties that belong to it, and we constitute the entirety of the board. Basically all it does is make sure we all cough up to plow the road. In reality, my neighbor plows the road, and the rest of us throw him some cash or buy beer or cut his grass in the summer or something. It's a one page agreement that says that we're each 25% responsible for road upkeep, and that that is and will be the whole HOA agreement.

The good ones prevent crappy old junkers from accumulating around the neighborhood and make the good folks mow their lawns now and then. Others are corporations that make their living starting and running HOAs, inflicting an idiotic "code" of rules and regulations to tell home owners how to run their property.

I want a house to live in, not a house to spend every weekend for the next 20 years ripping out the old utilities, walls, floors, and ceilings (that are decrepit and falling to pieces) just to get a house that is livable. If I could find a house from 30 years ago that did not need to be gutted I'd live there. Most of the 30+ year old houses in the DC area are absolutely decomposing little shacks that the owners think they can sell for 400k. If I'm going to shell out 400k I might as well get something nice and new (which just so happens to come with an HOA).

I did not buy a house after looking at the HOA rules. It was new construction and the builder had a sales office on site. I laughed at the restrictions and left and they saleschimp was quite upset and remarked that he spent a great deal of time with me (45 mins actually). I said loud enough so the six other people in the office looking at houses could hear. "I am not living in a place where I can only paint my house one of three shades of beige."

I enjoyed that.

I live in a condo, I was on the board, we did away with rules prohibiting work trucks on the thought that if you work you probably can pay the condo fees. You can't park your semi-trailer here, but it was nice to have the plumber and his truck here one night when a valve broke on our fire sprinkler supply. We paid the guy, but we didn't have to wait two hours for someone to arrive.

My dad used to have a truck like that because he uses it to tow his boat [which he keeps at a dock, not in his driveway, but has to move from time to time]. He also needs something like that because he drives on the beach for fishing trips and the like.

I have to say... it's a nice truck, as those things go. It's a bit large and wouldn't be my choice of vehicle, but it's not like it's some piece of shiat car by design. And it's not a cheap vehicle, either, for what that's worth.

I was President of my Homeowner's Association when I lived in a Townhouse complex.

The treasurer was a penny-pinching woman who wouldn't pay for anything, and the Secretary was an illiterate guy that took no notes and wouldn't issue minutes from the meetings.

I was president of our Neighbordhood Association for two years in which I was quite effective in doing as little as humanly possible to annoy the neighbors. I organized three annual parties and the neighborhood cleanup. That was it. The guy who took over after me tried to do all sorts of things and couldn't figure out why nobody wanted to help.

The HOA that governs least, governs best.
