Well, Ikea has a display for living in something down around 180 sq.ft.

When you get down to it, how much space do you really live in? And how much space is just flotsam and jetsam. I barely use my bedroom. Like Stalin, I nap on the couch rather than getting any real sleep.

thats not too bad actually. Im lookin at a house here in the shuswap lake area of western canada. and a 800 sq ft home on a 1/4 acre is about 200K - 250K

With 800 square feet in my manly mansion have come to two conclusions. I have too much crap and need to learn to throw a few things away.

Although I wouldn't mind having a bigger bathroom.

ok, i am a practical kind of guy, so i looked for the bathroom. there doesn't seem to be one... there is a patio outside with a bush. i don't see the point of having a kitchen with not bathroom. i can always eat out, but running down the street to pee during a football game would get old fast.

I knew a guy who lived in his garage with his three sons. It was a large 3 car garage and he had added on a bath room. It had a wood stove in the corner for heat, a cooking stove complete with an oven, a couch a table and chairs and he built an over head loft area to sleep in. He had a house be didn't use it. I don't know why. But he and his kids were perfectly happy in the garage.

I have seen this house on the Toronto news (i live in TO), its actually pretty cool and well laid out. Honestly if u put a second story on that thing it would prob be a better deal then the 190k 500sq foot condo you could get here.

300 sq. ft. isn't too small.... I lived for five years in an apartment which wasn't much bigger than that.

(depending on the layout of course...300ft could be pretty cramped with a bad layout).

What's funny is that some clod will pay it just so he/she can say they live in SF with a "view" of the city, even though it might be a view of Oakland in reality.

And 300 square feet? That's a freaking outhouse, not an apartment.

Hell, I'd rock it in a pad like that...not for 175k but sure if I could buy a 50 sq ft lot and build one myself. :P

Definitely would go with a 2 story design like someone recommended earlier.

Wow, that's beautiful. What are the property taxes on something like that? Sometimes you can afford the house, but not the taxes (well around here anyway). I have a small piece of property on a lake in NJ and the taxes are 6 g's a year. I'm trying to sell it and get out of here.

Actually, come to think of it...in college I spent 2 years living in a 300sf dorm room. With a roommate.

I guess it could be done. But not for $170K.
